Can I protect my home against foreclosures/seizures?
Yes, through a Homestead Protection Act Deed (Escritura de Hogar Seguro). It is a simple process that protects your primary residence from future creditor claims.
How do I cancel the mortgage on my property if I have finished paying it?
You need to process a Mortgage Note Cancellation Deed. For this, it is necessary for the bank to deliver the original cancelled promissory note.
What are Prenuptial/Postnuptial Agreements and when are they signed?
It is the contract that defines how assets will be managed in marriage (legal community property or total separation of assets). They can be granted before or after marriage and/or modify matrimonial economic regimes.
If a co-owner of a property does not reside in Puerto Rico, how can a sale be executed?
A property owner who does not reside in Puerto Rico can grant a Power of Attorney Deed, authorizing another person to appear on their behalf to carry out the sale.
What is Joint Custody and how is it determined?
Joint custody is the preferred alternative when awarding custody. Both parents exercise the inherent duties and functions of raising children taking into consideration the well-being of the minor; the minor does not necessarily have to spend 50% of the time with each parent.
Can I request child/elder support for an older adult?
Yes, under the concept of support between relatives (alimentos entre parientes), the law allows requesting financial help for ascendants who need it.
What protection does Act 121 offer for older adults?

What can I do in a situation of stalking or neighbor disputes?
We can assist you with Temporary Injunctions of Right (Act 140) to seek a quick resolution to conflicts affecting your peace or property.
A family member passed away without a will, what should I do?
The first step is to process a Declaration of Heirs so that the court or a notary certifies who the legal successors are.
What is the Estate Tax Return (Planilla de Caudal Relicto)?
It is the document filed with Treasury (Hacienda) to report the deceased's assets. It is an indispensable requirement to transfer properties or withdraw funds from inherited bank accounts.
What to do after filing the Estate Tax Return?
Submit a Property Registry Petition (Instancia), which is the document filed with the Property Registry to request that real estate belonging to a deceased person be registered in the name of their heirs. This allows the new owners to sell, donate, or perform other actions on the property.
How can I benefit from the Incentives Act for Doctors or Young Entrepreneurs?
We advise you in the application process for tax exemption decrees, medical talent retention, and benefits for new businesses under Act 60.
What should I do if I suffered a fall in a business establishment or a traffic accident?
It is vital to document the event (photos, medical reports, and witnesses) and consult us as soon as possible to evaluate if there is liability and a right to compensation.
How much time do I have to file a personal injury claim?
In general terms, actions for damages due to negligence must be filed within one year from when the injured person knows or reasonably should have known of the existence of the damage. If it is not filed within that term, the action may be barred by the statute of limitations.
